Design
The design process is one of the most rewarding. We begin with the concepts, dreams and life experience that you’ve been gathering for years. With all this information, your target budget and the lot in mind, we help you put together a list of needs, wants, and wishes. Next is layout of the house. We work on the floor plan until we get it just right. In most cases it takes one or two attempts. Rough elevations are drawn to give you the overall feeling of your new home. Once the elevations are approved we STOP, and run preliminary numbers. With our experience and working knowledge of current market pricing, we can usually get this number within 5% of the final estimate. If it falls within your budget, we proceed to working drawings. These detailed drawings are what we use to illustrate all the design elements to our subcontractors. Once these are complete we put them out for bid, gather all the necessary information and present them to you in a final estimate. With the numbers in budget, financing in hand and contracts signed, we move on to construction.
Construction
Depending on the terrain of the lot and complexity of design, construction usually falls within 6 to 9 months. We are there throughout the whole process which allows us to keep a watchful eye on every detail. There are many, many details that go into the construction of your home. Don’t worry, we will guide you through the process. We put together a schedule for every project. This gives our clients a good idea of the flow of work and the order of trades in the process. Also, during construction we have several client meetings on site. An example is our electrical walkthrough. This helps us make sure every switch is right where you want it. You won’t have the “why did they put that switch way over there?” question. Construction ends with the final walk-through and the final punch list. We strive to make sure you are completely satisfied. Your dreams that we started with are now reality.
